What affects the cost of a house rewire?

There's no single price for a rewire — it's shaped by the size of the property and number of circuits, whether it's a full or partial rewire, how easy the access is (empty vs occupied, liftable floors vs solid), the specification you choose (number of sockets, lighting, extras like EV or smart wiring) and whether plastering and making-good are included. The only accurate figure is a fixed-price quote after a quick look.

Size and number of circuits

The bigger the property and the more circuits it needs, the more cable, accessories and labour are involved. A small flat and a large four-bed house are very different jobs, even for the same quality of work.

Full vs partial, and access

A partial rewire (just the circuits that need it) costs less than a full one. Access is a big lever too: an empty property with easy floor access is quicker and tidier to wire than an occupied home with solid floors, finished walls and furniture to work around.

Specification

What you choose adds up: how many sockets and where, the lighting design, and extras like outdoor power, an EV charger, or smart-home wiring. A modern consumer unit with per-circuit protection is part of any rewire.

Making good

Whether the quote includes plastering and decoration making-good after chasing walls makes a real difference to the bottom line — and to how much hassle is left for you afterwards. We're clear about what's in and out of the quote.
