An EICR (Electrical Installation Condition Report) — also called an electrical safety certificate — is the legal landlord safety document and the standard report used in house sales and remortgages. We carry the City & Guilds 2391 inspection-and-testing qualification — the certification that actually authorises EICR work — and turn most domestic reports around the same day.

How long does an EICR take?

A typical 3-bed domestic property takes 2–3 hours. A 1-bed flat is usually under 90 minutes. Commercial sites depend on circuit count — we estimate 8–12 minutes per final circuit including testing.

Do landlords legally need an EICR?

Yes. Since June 2020 the Electrical Safety Standards in the Private Rented Sector (England) Regulations require all rented properties to have a satisfactory EICR every 5 years and at every change of tenancy. Local authorities can fine landlords up to £30,000 for non-compliance.

What's the difference between an EICR and a PAT test?

An EICR tests the fixed wiring of the building — sockets, switches, circuits, the consumer unit. A PAT test checks portable appliances that plug into those sockets. They're different jobs and you usually need both for a fully compliant property.

My EICR came back unsatisfactory. What now?

C1 and C2 codes mean the installation is not fit for use until the issues are fixed. C3 codes are recommendations — your installation passes but improvement is suggested. We can quote and complete remedial work, then re-issue an unconditional certificate.
