Since 1 June 2020, every privately-rented property in England must have a satisfactory EICR every 5 years and at every change of tenancy. Who it's for

Private landlords (single property up to large portfolios), letting agents managing landlord stock, HMO operators, social landlords, and anyone whose tenancy is changing in the next 30 days.

Local authorities can fine landlords up to £30,000 for non-compliance, and tenants can withhold rent if they believe an EICR has expired. The penalty for not having a current EICR is severe enough that letting agents are increasingly insisting on a contractor of record before they'll accept a property onto their books.

For HMO landlords there are additional considerations — selective licensing schemes in some Wirral and Liverpool wards have shorter EICR cycles (often annual) and we can coordinate with your fire alarm test, gas safety and PAT testing into a single visit.

Frequently asked

How often does a rental property need an EICR?

The default is every 5 years OR at every change of tenancy, whichever comes first. Some HMO licensing schemes shorten this to 1–3 years — check your local council's scheme.

What happens if my EICR is unsatisfactory?

You have 28 days to complete the remedial work. The certificate must be made satisfactory and a copy provided to the tenant within 28 days of the original report. We can usually do C1/C2 remedials the same day.

Do I need to be present?

No — we can collect keys from the letting agent or coordinate with the tenant directly. We give 48 hours' notice and provide a 2-hour arrival window.

What about Section 21 / right-to-rent issues?

A missing or unsatisfactory EICR doesn't directly affect a Section 21 notice in the way a missing gas safety certificate does — but it absolutely affects your defence in a deposit dispute or housing court case. Don't skip it.
